Local SEO for Real Estate Agents: How to Win Sellers in Your Area

A seller chooses an agent who clearly knows the neighbourhood. Here is what a real estate agency can do to appear on Google Maps and prove its local knowledge.

Key points

  • Sellers search for an agent by area: “real estate agent” plus a town or neighbourhood.
  • Reviews from past clients weigh heavily in a decision this large.
  • Pages about each neighbourhood you cover show local knowledge better than slogans.
  • Follow your positions area by area: an agency's territory is rarely a circle.

Buyers find homes on property portals. Sellers are another matter: they look for a person to entrust with the largest transaction of their life, and they start by searching for an agent near the property. Local SEO for real estate agents is mainly about being found, and trusted, by those sellers.

Who is searching, and for what?

Mostly owners thinking about selling, who type "real estate agent" or "property valuation" with the name of their town or neighbourhood. Landlords looking for management follow the same pattern. The search is tied to the location of the property, not to yours, which is why the neighbourhoods you cover matter as much as your address.

List the areas and the services you want to be found for: sales, valuations, lettings, management. Each pair of service and area is a keyword.

How should an agency fill in its Google Business Profile?

  • Primary category: "Real estate agency" for an agency. Google's guidelines also allow, under conditions, a separate profile for an individual agent who can be contacted directly. Read those conditions before creating several profiles for one office: duplicates can lead to a suspension.
  • Name: the real name of the agency, without a town or the word "best" added.
  • Services: sales, valuations, lettings, management, listed one by one.
  • Photos: your office, your team, and properties you have sold, with the owners' agreement.
  • Hours: including whether you receive by appointment on weekends.

Why do reviews weigh so much in this trade?

Because the decision is large and rare. A seller cannot test you first. They read what previous clients say about your valuation, your communication, and how long the sale took.

Ask at the right moment: the day of completion, when the client is relieved. Send your review link by email or text. Ask every client, buyers and sellers alike, including those whose sale was long. Google's rules forbid choosing who gets asked.

Reply to each review without revealing a sale price or an address. See how to respond to Google reviews.

What should your website show?

Local knowledge, in a form a search engine can read.

  • One page per neighbourhood or town you cover, written by you: the types of property, the streets, what buyers ask about. Not a copy of the same text with the name changed.
  • One page per service: selling, valuing, letting.
  • Your address, phone and hours as text, identical to your profile and to the portals where you advertise. See NAP consistency.

A local SEO audit checks the technical basics of these pages.

How do you know where you are visible?

An agency's territory is rarely a neat circle around its office. You may rank well in the town centre and be absent in a neighbourhood where you sell regularly. A position map shows your rank on a grid of points, and this guide explains how to read it.

Follow each area separately, and look at which agency leads where you are weak.

Summary

PriorityAction
1Verified profile, real name, services listed
2A review request at every completion, to every client
3One page per neighbourhood, written from real knowledge
4Identical details on your site, your profile and the portals
5Positions followed area by area

My opinion: an agent who writes three honest paragraphs about each neighbourhood they know will outlast one who buys a slogan. Sellers recognise local knowledge when they read it.
